Grŵp Cynefin Unveils £200m+ Investment Programme for Homes and Communities Across North Wales and North Powys 

More than £200 million will be invested in homes and communities across north Wales and north Powys under Grŵp Cynefin’s ambitious new 30-year business plan. The programme will deliver 503 new homes, improve existing properties and support local jobs, businesses and communities for decades to come. 

Developed in response to a challenging and rapidly changing operating environment, the plan aligns Grŵp Cynefin’s strategic priorities, financial planning and governance arrangements. This strengthens the organisation’s resilience, supports long-term value creation and ensures it remains well placed to respond to future challenges while continuing to invest in homes, communities and services.  

Approved by the Board, the plan sets out a clear roadmap for sustainable growth and investment across north Wales and north Powys. It also supports Grŵp Cynefin’s corporate strategy, A Place to Belong, which focuses on delivering quality homes, strengthening communities and creating opportunities for people across the region.

“Our revised 30-Year Business Plan provides strong foundations for Grŵp Cynefin’s future. It sets out a clear and sustainable roadmap that will enable us to continue investing in our homes, our communities and the services that matter most to our tenants. 

“The plan includes the delivery of 503 new homes, alongside significant investment in our existing housing stock to ensure it meets the Welsh Housing Quality Standard. Equally importantly, it will support local jobs, local businesses and our regional supply chain, ensuring that our investment creates long-term economic and social benefits for the communities we serve. 

“We are ambitious for the future, and this plan gives us the confidence, resilience and capacity to move Grŵp Cynefin forward, make the most of opportunities as they arise, and continue creating places where people and communities can thrive.” 

Alongside the delivery of new homes, the investment programme will improve and future-proof existing properties, helping ensure homes continue to meet the Welsh Housing Quality Standard while responding to changing customer expectations and regulatory requirements. 

As well as increasing the supply of affordable homes, the programme will support local employment, regional supply chains and wider economic growth, ensuring that investment delivers lasting social and economic benefits across the communities Grŵp Cynefin serves. 

The business plan has been carefully developed to ensure Grŵp Cynefin can continue investing in homes and communities while maintaining a strong and sustainable financial position. Forecasts indicate continued strength across key financial measures, providing the capacity and resilience needed to support major long-term investment decisions.  

The announcement supports Welsh Government’s ambition to deliver 20,000 high-quality, energy-efficient social homes by 2030, with housing associations playing a key role in increasing the supply of affordable homes across Wales.  

To support delivery of its investment ambitions, Grŵp Cynefin is progressing plans to secure approximately £40 million of additional long-term funding. The funding will help accelerate investment in existing homes, support capital improvement programmes and provide the resources needed to deliver future housing and community priorities.  

With more than £200 million earmarked for investment, 503 new homes planned and continued improvements to existing properties, the business plan provides a clear roadmap for delivering affordable housing, supporting local economies and sustaining thriving communities across north Wales and Powys for the next three decades.
